Therma-Tru Window Replacement: The Houston Owner’s Guide
Most Therma-Tru window replacements in Houston run $340 – $780 installed for a standard single unit, and we can usually match your existing model within one visit because our trucks carry common Therma-Tru sash balances, tilt latches, and weatherstripping profiles. You’ll know it’s time to call when the window won’t stay up, won’t lock, or lets in a hot draft even after you’ve cleaned the track. The good news is that Therma-Tru builds windows with replaceable components, so you rarely need to tear out the whole frame. Westlight Windows Houston is an independent service provider, not affiliated with Therma-Tru, but we’ve been installing and repairing their lines since we opened our doors in 2009, and we stock genuine compatible parts alongside quality aftermarket options that match the original specs.
Here’s the short version of what we see across Houston: the part most likely to fail first is the balance system, which is the mechanism inside the side jambs that holds the sash up. Therma-Tru uses a block-and-tackle balance on most double-hung units, and after years of Houston heat cycling, nylon and steel parts inside wear at different rates. When the balance gives out, the window slams shut or drifts down. It happens more in older bungalows in the Heights and Montrose where windows have twenty or thirty years of sun exposure, but we also see it in newer homes out toward Katy and Cypress where humidity is a daily reality. One thing most homeowners don’t know: Therma-Tru sashes have a self-latching tilt mechanism, and those latches are specific to the series, not universal. If you’ve bought a generic tilt latch from a big-box store and it didn’t fit, that’s likely why.
Which Therma-Tru Models This Applies To
Most Therma-Tru residential window lines built in the last two decades share a common parts platform, but there are important differences by product family. The Smooth-Star and Classic-Craft lines tend to use a heavier-gauge balance spring than the entry-level series, and the tilt latches and cam pivots are keyed differently. If you have a document from the original purchase, look for a sticker on the inside edge of the upper sash or on the top of the head jamb. That label lists the series, the manufacturing date, and the sash size in inches. If the label’s faded, measure the visible glass width and height plus the thickness of the sash; we can usually identify the series from those numbers alone because the sash profile dimensions are distinctive. This matters because mixing parts across series will usually fit mechanically but will wear out fast. A Smooth-Star balance installed in an older builders-grade unit will hold, but it will feel noticeably stiffer, and it will wear the pivot bar prematurely.
When we quote a Therma-Tru replacement, we present both an OEM part and a quality aftermarket equivalent whenever one exists. The OEM part is sourced through authorized distribution channels and carries the factory warranty. Aftermarket equivalents are often made by the same contract manufacturers that produced the original components; they fit to spec and usually cost 20 to 30 percent less. We’re happy to install either. The decision comes down to whether the window is still under any original coverage or whether you simply want the most sensible price. We never push the more expensive option when the aftermarket part is identical in function. We will, however, tell you when the cheaper option is a mistake.
Signs Your Therma-Tru Window Replacement Is Failing
- Sash won’t stay up or drops suddenly: A worn block-and-tackle balance has lost spring tension. In Houston’s humidity, the nylon string inside the balance can absorb moisture over time and then fray. This is the most common repair we make on Therma-Tru double-hungs.
- Window won’t lock or locks loosely: The keeper (the metal plate on the lower sash) or the lock mechanism itself is misaligned, often because a worn balance lets the sash settle slightly. It’s not just frustrating; an unlocked lower sash can also be worked from outside.
- Draft you can feel around the sash edges: Therma-Tru’s weatherstripping is made of a dense pile or foam that compresses over time and loses rebound, especially on south- and west-facing windows that get full Houston sun. The glass and frame may be fine, but the air seal is gone.
- Tilt latches won’t engage or won’t release: The spring-loaded latches built into the top of the sash are plastic with a tiny internal spring. Houston heat doesn’t help; the plastic gets brittle, and the spring corrodes. When one side fails, the sash tilts crooked and binds.
- Condensation between the panes: The insulated glass seal has failed. This is less common on newer Therma-Tru units, but anything with ten-plus years of direct Gulf Coast humidity and temperature swings is at risk. Fogged glass usually means replacing the glass pack rather than the whole window.
Replacement Cost & What’s Included
Here’s what we charge in Houston, and we’ll put it in writing before any work starts, because that’s the Kingswell Way and it’s been the way we’ve done business since 2009.
- Balance system replacement (both sides, one sash): $180 – $310 installed
- Tilt latch and pivot bar set: $85 – $150 installed
- Weatherstripping replacement (full perimeter): $90 – $190 installed
- Lock and keeper replacement: $70 – $140 installed
- Insulated glass replacement (standard size): $220 – $470 installed
- Full sash replacement (custom order): $340 – $780 installed
The price includes the part, the labor, cleanup, and our written workmanship guarantee. What drives the range is the window size, whether it’s on the second floor, and whether we need to custom-order a sash or glass pack. Common parts like balances and latches are on our trucks. Special-order sashes go through Therma-Tru’s distribution network and typically arrive in Houston within seven to ten business days.
DIY or Call Us?
You can safely check a few things before you call. First, look at the sticker on the sash for your series and date. Second, inspect the weatherstripping along the top of the sash. Third, try raising and lowering the window slowly to feel whether the stickiness is constant or comes and goes. That’s about it. Removing a sash to access the balance system involves releasing the tilt latches and pulling the sash clear, and here’s where people hurt themselves: the block-and-tackle balance is under tension, and if the pivot bar slips while the sash is out of the frame, the balance can snap back fast. It can break a finger or send a metal rod flying. We don’t recommend it. Call us at (325) 326-4211 and one of us will come out, identify the exact part, and give you a written price before we touch anything.
FAQs
Expect 10 to 15 years from the balance system and weatherstripping in Houston’s climate before you notice failing performance; glass seals can go 15 to 20 years with quality original units. Windows on the west side of the house wear out faster because afternoon heat and sun break down plastics and nylon. Call (325) 326-4211 for an honest assessment without the upsell.
Some components, like a slightly bent pivot bar or a misaligned lock keeper, can be adjusted or repaired in place, but most Therma-Tru window parts are designed to be swapped, not rebuilt. A balance that’s lost spring tension cannot be re-tensioned safely; it gets replaced.
Most balance, latch, and weatherstripping replacements are done in under an hour per window, and we can usually schedule within a few days of your call in the Houston area. Custom sashes and glass packs take seven to ten business days to arrive and a half day to install.
We keep common balances, latches, pivots, and weatherstripping on our trucks, and we can also order any Therma-Tru-specific part through the manufacturer’s distribution network quickly. If you call from Katy, The Woodlands, Sugar Land, or anywhere else in the Houston metro, we can usually reach you within a couple of days. We also stock parts for PGT, CGI, and CWS window and door lines.
When you’re ready to get that window working right again, call us at (325) 326-4211. We answer the phone with a real person, we’ll show up in the window we give you, and we’ll hand you a written price and a written guarantee before we start. That’s how we’ve done it in Houston since 2009, and that’s how Owen Satterfield has run every job since his days measuring windows out of a pickup truck in Los Angeles. Measure twice, quote straight, show up when we said we would.
