Mr-Glass Window Replacement: The Houston Owner’s Guide
We stock and install Mr-Glass-compatible window replacement units across Houston, and most single-sash replacements run $240 – $410 installed depending on glass type, frame size, and whether we’re replacing the insulated glass unit (IGU) or the full sash. We keep common Mr-Glass sizes on the truck, and many Houston homeowners get their replacement done the same week they call. The usual discovery is this: you notice fog between the panes one morning, or a window that used to lock with a firm click now sticks, or a room that faces the afternoon sun has started feeling like a greenhouse. That’s the seal or the sash hardware telling you it’s time.
Westlight Windows Houston is an independent service provider, not affiliated with Mr-Glass. We stock Mr-Glass parts and match them properly because Owen Satterfield reads the spec sheet before he quotes a price. Measure twice, quote straight, show up when I said I would.
Which Mr-Glass Models This Applies To
Mr-Glass residential units sold in the Houston market generally fall into two families: single-hung and horizontal sliders, with a smaller number of fixed picture units. The label you need is on the spacer bar between the glass panes, or on a sticker along the top edge of the sash when you tilt it inward. It’ll show a manufacturing code and sometimes the glass thickness, like 3/4″ or 7/8″, which tells us the IGU overall depth.
Here’s the compatibility gotcha that surprises people: Mr-Glass has used at least three different spacer profiles over the past ten years, and the 2018-and-newer units run a slightly narrower frame channel than the older ones. If you measure glass width and order a replacement without checking the frame channel, you get a unit that’s 1/8″ too thick and won’t seat. We check both numbers. On the OEM-versus-aftermarket question: OEM Mr-Glass IGUs match perfectly but sometimes lag on lead time; quality aftermarket glass with the same low-e coating and argon fill performs identically and usually ships faster. For Mr-Glass specifically, we lean OEM on anything still under manufacturer coverage and aftermarket for everything else, and we tell you which we’re quoting and why.
Signs Your Mr-Glass Window Replacement Is Failing
- Fog or haze between the panes. The desiccant inside the spacer has absorbed all the moisture it can, and the seal has failed. Houston’s humidity makes this show up faster than in dry climates.
- The glass feels hot from the inside on summer afternoons. The low-e coating has degraded or the argon gas has leaked out, so the unit isn’t reflecting heat the way it did when it was new.
- The sash doesn’t glide or lock smoothly. Worn balancers or a bent latch on single-hungs, or gummed-up rollers on sliders. This is hardware, not glass, but it’s part of the same replacement.
- Visible condensation that won’t wipe off. It’s between the panes, not on the room-side surface. Once it’s there, no amount of cleaning will remove it.
- A dull rattle when you tap the glass. Loose glazing or a dried-out seal means the unit is shifting in the frame. It’ll only get worse.
Replacement Cost & What’s Included
Here’s the straight pricing picture for Houston. A single Mr-Glass IGU replacement (glass only, existing frame stays) runs $180 – $320 installed. A full sash replacement, which includes new glass plus a new frame with hardware, runs $260 – $410. Larger custom sizes and impact-rated glass push the top end higher. The range depends on glass type (clear, low-e, or impact), whether we’re matching the original or upgrading, and the size of the unit.
Every price we give is written down before any work starts. That’s the Kingswell Guarantee, and it means what it says: no revised invoices at the door, no surprise line items. The labor, the glass, the disposal of the old unit, and the clean-up are all in that number. If the replacement fails within the guarantee period, we come back and fix it at no charge. That’s also in writing.
DIY or Call Us?
Here’s the honest split. You can safely diagnose the problem: check the spacer label, note whether the fog is between the panes, measure the visible glass width and height to the nearest 1/8″. That helps us quote accurately over the phone. What we don’t recommend is pulling the sash and swapping an IGU yourself. Window glass under tension, a frame that’s been weather-sealed for a decade, and a second-story ladder are three separate ways for a Saturday project to turn expensive.
If the window is on a ground floor, in a standard frame, and you’re genuinely handy, a glass-only swap is possible with the right tools and patience. But most of the time, the smarter money is having us do it, because the difference between a clean install and a drafty mistake is about $100 in labor. Call (325) 326-4211 and we’ll tell you what we’d charge.
How Houston’s Climate Affects Mr-Glass Lifespan
A Mr-Glass IGU that would last 20-plus years in a mild, dry climate is working much harder in Houston. Two forces are at play. First, the humidity: the outside air is constantly pushing moisture against the edge seal, and the seal compound degrades faster when it’s doing a wicking battle seven months out of the year. Second, the thermal cycles. Houston swings from a damp 38-degree morning in January to a 96-degree afternoon in August, and that expansion and contraction flexes the seal every single day. In our experience across the Houston area, we see Mr-Glass seal failures starting around year 12 to 15 on windows that face south or west. North-facing units often go 18 to 20. When owners in the Heights or Katy call us with fogged glass in a unit under 10 years old, it’s almost always a failed seal from moisture intrusion at a corner, not a manufacturing defect.
FAQs
Expect 12 to 20 years before the seal fails or the hardware wears out, depending on sun exposure and how well the original install was done. South and west-facing windows in Houston tend to fail earlier. Call (325) 326-4211 and we’ll assess what you have.
No. Once the seal fails and fog appears between the panes, the only real fix is replacing the IGU itself. Some companies try to drill and vent the unit, but that doesn’t restore the low-e coating or argon fill, and it looks like a patch job. We don’t do that.
For most single-sash Mr-Glass replacements, we’re in and out in 45 to 90 minutes once we have the new unit on site. The glass is cut and sealed off-site, so the actual visit is clean and fast.
We stock common Mr-Glass IGU sizes and replacement hardware on the truck, which means many Houston jobs can be scheduled the same week. Unusual sizes or custom low-e specs take a few extra days to fabricate. We’ll tell you the lead time before you commit.
Alongside Mr-Glass, we also stock and install parts for PGT, CGI, and CWS among the eight manufacturer lines we carry. If you have mixed windows, one call covers it.

If you’ve got a Mr-Glass window that’s fogged, sticking, or just not doing its job anymore, call us at (325) 326-4211. We’ll ask you a couple of questions about the label and the measurements, and we’ll give you a real number before we step foot on your property. No pressure, no games. Owen and the crew at Westlight Windows Houston have been doing this in Houston for years, and the job’s not done until the old unit’s hauled away and the sill is swept clean.
