ES Windows Window Installation: The Houston Owner’s Guide
If you have ES Windows and a part has failed, we carry ES Windows-compatible replacement parts and install them across Houston, with most window installation jobs running $450 to $1,100 per window depending on the part and the frame. Same-week scheduling is typical, and we’ll give you a written price before any work starts. Most Houston homeowners discover the problem the hard way: a window that suddenly won’t close, condensation fogging the glass from the inside, or a frame that has gone soft to the touch after a hard Gulf Coast rain season.
We’re an independent Kingswell location, not a corporate arm of ES Windows, which means we can source the right part without pushing a whole new window if you don’t need one. Westlight Windows Houston has installed and repaired ES Windows products since 2009, from Garden Oaks bungalows to newer builds in Katy and Sugar Land.
Which ES Windows Models This Applies To
ES Windows builds their frames to tighter tolerances than a lot of what we see on Houston houses, and that’s both the good news and the catch. The good news: their frames and sashes are engineered to a consistent size, so a replacement part fits predictably once it’s matched correctly. The catch: that consistency only helps if you match the right series. An ES Windows hardware set for a casement window will not retrofit onto an ES Windows single-hung unit, and we’ve seen more than one Houston homeowner order a generic sash lock online only to find the mounting screw centers are 1/8 inch off.
To identify your part, look for the manufacturer sticker on the inside edge of the sash or the frame head. ES Windows etches or labels the series name and the glass makeup on most units manufactured in the last decade, along with a date code. If the sticker’s gone, our techs can still identify the unit from the frame profile and hardware spacing. As an independent installer, we recommend OEM parts for structural components like balances, hinges, and locking systems. Aftermarket hardware can work on trim pieces and weather stripping, but the load-bearing parts are worth buying to spec. We also stock parts for our other carried lines, PGT, CGI, and CWS, so a mixed-brand home isn’t a problem for us either.
Signs Your ES Windows Window Installation Is Failing
Here are the failure patterns we see most often on ES Windows units in Houston, and what’s actually going on behind each one:
- Window won’t stay open or drops when released: The block-and-tackle balances inside the jamb have worn out. Houston’s humidity accelerates the wear because the nylon cord inside the balance absorbs moisture and frays faster than in drier climates.
- Condensation between the glass panes: The insulated glass unit’s seal has failed, which means the argon gas between the panes has escaped and the glass itself needs replacement, not the whole window. We see this in ES Windows units that are 8 to 12 years old in Houston, especially on west-facing walls that take full afternoon sun.
- Hand crank spins without moving the sash on casement windows: The gear mechanism has stripped or the operator arm has bent. This is one of the most common ES Windows casement failures we replace, and it’s almost always a straightforward swap rather than a full window replacement.
- Frame feels soft or you see paint bubbling at the bottom corners: Water has been sitting against the frame, which in Houston usually means the weep holes are clogged or the flashing was installed incorrectly. On older ES Windows wood-clad units, this can mean the wood has begun to rot behind the cladding.
- Drafts that stop when you press a dollar bill to the seal: The weather stripping has compressed past the point of recovery. ES Windows uses a specific bulb-seal profile, and generic foam strips from the hardware store won’t match it.
Replacement Cost & What’s Included
For ES Windows window installation in Houston, here’s what we tell homeowners, straight up:
- Balance or hardware replacement: $450 to $650 per window, installed. That includes the OEM part, labor, and adjustment of the sash.
- Insulated glass unit replacement: $800 to $1,100 per window for ES Windows-compatible glazing, depending on whether the original unit is low-e coated and argon-filled.
- Frame repair with new sash track or jamb liner: $600 to $900 per window, depending on the series and frame material.
- Full window replacement: $1,200 to $2,800 per window for ES Windows-compatible units, depending on size, glass package, and whether the frame needs demolition or replacement.
The price you get before work starts is the price you pay, written down. No change orders at the door. As part of the Kingswell network, we back every repair with a written guarantee, and if the part fails within the guarantee period, we come back and fix it at no charge. Owen Satterfield, who runs our Houston operation, got his start at Los Angeles Trade-Technical College and has been measuring and installing windows for close to two decades. He still reads the manufacturer’s spec sheet before he quotes a price, because he’s seen too many jobs go sideways from a skipped detail.
DIY or Call Us?
Here’s the honest split. If you’re dealing with a dirty track, a loose screw, or weather stripping that just needs re-seating, you can handle that on a Saturday morning without special tools. If the problem involves a sash that’s heavy and coming off its track, a counterbalance with a spring under tension, or lifting an insulated glass unit out of the frame, call us at (325) 326-4211. Sash balances hold real tension, and a dropped insulated glass unit can weigh 40 pounds or more and will shatter into a thousand pieces on your porch. It’s not worth the trip to the emergency room or the cost of a replacement unit you didn’t plan on buying.
Measure twice, quote straight, show up when I said I would. That’s the rule we work by.
FAQs
Hardware parts like balances, hinges, and weather stripping typically last 8 to 12 years in Houston before showing meaningful wear, mostly because of humidity and heat cycling. Insulated glass units on west-facing walls can lose their seal as early as 8 years, while units on shaded north walls often last 15 to 20. The Houston sun is the variable we plan for in every quote. Call (325) 326-4211 and we’ll come assess your specific unit.
Yes, for most hardware issues we can replace the failed component rather than the whole window, which keeps the cost down to a few hundred dollars instead of a few thousand. The exception is a failed insulated glass unit, where the seal cannot be repaired and the glass must be swapped. We’ll tell you which situation you’re in during the estimate, for free.
Most single-part replacements, like a balance or casement operator, take 45 minutes to two hours from start to finish. Insulated glass replacements require ordering the unit to spec, which typically takes one to three weeks, then about an hour on site for the actual swap. We’ll give you a specific window at the time of ordering.
For common ES Windows parts like balances, casement operators, and weather stripping, we stock the most-used profiles on service trucks so we can often complete the repair on the first visit. For less common sizes, glass packages, or series-specific parts, we order to spec and schedule the install once the part arrives. Call (325) 326-4211 and we’ll tell you what we have and what we need to order.
If your ES Windows unit is failing, don’t wait until the frame rots or the window falls out of its track. Call Westlight Windows Houston at (325) 326-4211 for a free estimate and a written price before any work starts. We’ll answer the phone, schedule a time, and show up when we said we would.
